Tyler Perry is making some major moves with his real estate portfolio. After snagging a new $30 million mansion in Puerto Rico to slow down and spend quality time with his son, the filmmaker is letting go of two properties stateside. And he just dropped the asking price on one of them—smart move.

The homes Tyler Perry is selling are his Beverly Hills estate and his Wyoming ranch. His LA mansion? That's the one where Prince Harry and Meghan Markle crashed temporarily after moving to the U.S. in 2020. Yeah, *that* one.

Perry copped about 22 acres in the exclusive Beverly Ridge Estates back in 2004 for $4.3 million. He built it into a stunning Mediterranean-style mansion finished in 2012. We're talking 24,592 square feet, nine bedrooms, and 15 bathrooms. It hit the market Sept. 29, 2026, asking $57 million. But his Wyoming spot? That's a whole different vibe.

His Jackson Hole property started at $39.5 million in June 2026. Then on Oct. 21, Perry knocked off $3.5 million, bringing it to $36 million. Built in 2019, it's got about 12,000 square feet with nine bedrooms and eight-and-a-half bathrooms. This is the kind of space that works with a nonstick cookware set and meal prep containers for hosting those mountain getaways.

The rustic design hits different—exposed wooden beams, soaring ceilings, oversized windows, and multiple wood-burning fireplaces. The kitchen features a marble island and modern appliances. Inside you'll find a home theater, gym, game room, and a bar with saddle-style barstools. The entertaining potential here is endless.

Outside, there's a swimming pool with hot tub, gas firepit, and gazebo. There's also a separate two-bedroom guesthouse, and the grounds give you access to the Snake and Gros Ventre rivers. Plus, you're close to Jackson Hole's restaurants, golf courses, and ski areas. Fair warning though—moose love visiting this place. Sometimes friendly. Sometimes not.

Perry's actually documented these wildlife encounters.

During an appearance on The Kelly Clarkson Show, he shared, "There's this place where I sit and write around a little firepit and they [moose] love it. They'll go out there and they're tearing up the chairs. So I'm like, 'You were here first. You can have it. I'm going to stay up here in the house. I'm not going out there.'"

But moose aren't the only wildlife on the property. He's also spotted a grizzly bear in his backyard. So if you've got an extra $36 million and don't mind sharing your space with nature, this could be your new escape.
★m★
